Property management is our only business and we pride ourselves on the performance and appearance of the buildings we manage.

Delta Property Management was founded in 1968 to serve the growing need in San Diego for professional property management. Our success over the years is based on the principle that an aggressive approach to management and quality control yields a higher, more consistent gain for our clients.

We specialize in the management of small to large apartment communities, homes and commercial/retail centers.

Our office staff is headed by two Certified Property Managers.

Property management is a highly specialized field. Renting property means more than just a “FOR RENT” sign. There are many steps that must be taken to properly rent a property. We offer minimum turnover time through efficient scheduling and well maintained units, as well as prompt handling of routine maintenance. We provide 24-hour emergency service through trained personnel with efficient equipment.

Regular inspection of your property.

 

Professional Maintenance

Careful screening of all maintenance requests and use our experienced maintenance personnel whenever possible to keep repair costs to a minumum.

Manager Screening

We interview, hire, supervise and train all resident managers. Some of our managers have been with us over 14 years. Resident managers and staff are covered by our Workmen’s Compensation Insurance.

Bookeeping & Reporting

Computerized bookkeeping gives and in-depth picture of all financial matters. A monthly report of occupancy, collections and a detailed breakdown of expenses is sent to you by the 5th of each month of the previous month’s activiites

Personalized service from our staff and owners.

 

FEE STRUCTURE

We offer quality service at reasonable, competitive rates.

Our management fee is based on the property, its condition, inherent problems and the specific needs of the property. Size, location and adjusted gross income are also factors. We are proud of the fact that this nominal fee is often more than offset for our clients by increased rental income and the low-cost services we provide. We can provide a list of satisfied owners who would testify to our expertise and success in the management of their properties.
